1. Consultation Only

For: New developers, owner-builders, or homeowners engaging a builder (including project home builders like Plantation or Metricon).

Starting a project can be overwhelming. Our consultation service gives you the confidence to move forward with clarity. We provide independent advice, helping you understand documents, costs, and what to expect at each stage.

What you get:

• Plan review – highlight potential buildability or design issues.

• Quote and contract review – check fairness, identify missing items, and flag risks.

• Budgeting guidance – high-level advice on where money typically goes and where overruns happen.

• Process roadmap – what to expect from design to approvals to construction (step-by-step overview).

• Independent advice – second opinion before you sign with a builder.

Excludes:

• Daily supervision

• Council/compliance checks

• Engaging trades

• Supplier introductions

• Financial services

Cost: From $150/hr or 6-8% of project estimate.

2. Project Management / Coordination

For: Small developers, busy owner-builders, or custom home clients who need an independent eye on the project.

We step in as your coordinator, making sure the right people are doing the right things at the right time. You stay in control, while we handle the scheduling, stakeholder management, and quality checks.
